A Notice to Owner (NTO) is a legal document required under Florida Statute §713.06. It notifies the property owner that you are providing labor or materials to their project. Without it, subcontractors and suppliers cannot file a valid construction lien in Florida if they aren't paid.
If you miss the 45-day window from your first day of furnishing labor or materials, you permanently lose your right to file a mechanics lien on that project. This means your only recourse if you aren't paid is a breach of contract lawsuit, which is slower and more expensive than enforcing a lien.
You forward or text us the job details, a contract, PO, or even a simple message. Our AI reads the document, extracts the project address, owner information, and your company details, looks up the Florida property owner on public records, calculates your 45-day deadline, and prepares a state-compliant NTO form, ready to mail.
Once your NTO is prepared, we handle the certified mailing and documentation process.

You receive a copy of the letter and a USPS tracking number the same or next business day. The NTO is mailed within 2 to 3 business days. Once delivered, Proof of Delivery (POD) is generated.

If you have a portal account, your documents, including Proof of Delivery, are stored securely in your account. If you filed without an account, these documents are sent to you by email.
